10 Mont Kiara (also known as MK10) is a high rise condominium residing in posh Mont Kiara enclave. It was developed by the renowned Sunrise. It was launched in September 2006 and expected to be handed over to owners in August 2009.

10 Mont Kiara comprises of two 43-storey condominium towers with a total of 332 condominium units on 7.46 acres of freehold land. Units available have built up from 3,478 to 7,500 sf with only four units per floor. Each unit is served by a private lift lobby.

10 Mont Kiara is within walking distance to Mont Kiara International School. Besides that, one can drive to Solaris Mont Kiara which houses Cold Storage within 5 minutes. One can also find numerous facilities in the area including restaurants, Plaza Damas and prime banks. In addition, the area is nearby to other prime neighborhoods including Sri Hartamas, Bangsar, Damansara Heights and Taman Tun Dr Ismail which offer plenty more amenities and facilities.

Sunrise is a major developer for Mont Kiara property developments. Analysis

Some say that the layouts offered by 10 Mont Kiara are not very appealing. One can notice that Type A directs to dining room, meanwhile Type B directs into kitchen from the entrance. Besides that, even though its built-up is over 3,000 sf, there is no provision for informal and formal dining rooms. Furthermore, it also does not feature double volume ceiling and other unique features such as huge lanai, outdoor shower and Jacuzzi.

For a luxury condominium, 10 Mont Kiara is considered quite high in density, even though it is priced over a million ringgit. There are over 300 units available at this high-end condo. Surely, it will be harder for owners to find a tenant or flip their unit in subsale market.

10 Mont Kiara was launched months after Mont Kiara Meridin, which the latter comprises of 228 units, and its 216 units are built on a 31-storey tower. Meridin was launched at around RM360 psf, and is 10 Mont Kiara’s immediate competitor, as both target large built-up units, and also both possess modern design concept.

Looking at Mont Kiara Meridin its elder sister, it is not doing very well in the subsale market, and it is currently being sold at almost the developer’s price. Most said that this is due to Meridin’s location, which is next to the highway. On the other hand, 10 Mont Kiara is commanding a slight premium over the developer’s price, giving investors some good capital gain thus far.

There is much to say about the location, as Kiaraville is located at an area where it is easily accessible via Sprint, NKVE, LDP and Jalan Duta. Furthermore, with highways nearby, residents can find ease in moving in and out of Mont Kiara. There is a catch to it, however as jam can be unreasonably long during peak hours. This was a problem back in 2005 where there was only one main road to gain access to Mont Kiara.

There is also a new condominium Tiffani Kiara, which is about to be completed near Kiaraville. Residents have complained on the noises from the construction site but the noise pollution are only limited to units which are facing out. Inner units so far have not faced this problem. Overall, Tiffany is about to be completed so buyers/investors will only have to worry about the noises from the highway.

The price of Kiaraville is cheaper than Mont Kiara Damai, but some think Mont Kiara Damai is much better compared to Kiaraville. The price started off at about RM380 to RM480 psf (launch price) and has shot up to about RM600 psf during during its peak. It is still reasonable considering the condominium’s location.

The condominium is also located near to two international schools, namely Mont Kiara International School and the Garden International School. Parents planning on sending their children to international schools and deciding to stay in Mont Kiara should consider Kiaraville. It would be so much better to live nearby a school where you will not need to wait in a jam that will last for hours. Kiaraville is also located near to shopping malls and grocery stores, so getting hold of daily needs will not be a problem. It will take about five to ten minutes walk to the nearest shops.

Kiaraville has also much to boasts about its design. The project was designed by one of Malaysia’s most premier architect firms which is BEP Arkitek. The entrance is impressively built with a fair-faced curved concrete wall which seems inviting to visitors or on-lookers passing by. Further features to woo buyers/investors will be the covered balcony with ample windows called Lanai. It has more of a French design.
